Examples of Vehicle Sales Businesses include:

Agricultural Machinery/Equipment Sales and Service
The selling and service of agricultural machinery and equipment such as farm implements and supplies, and may include sales, repairs, storage, rentals, leasing, and service of such equipment, as well as offices, showrooms, and sales rooms. May be allowed in RM-1, RM-2, and RM-3 districts.
Auction Room
A building or lands or portion thereof used for the storage of goods and materials which are to be sold on the premises by public auction, and for the sale of the said goods and materials by public auction on an occasional basis. May be allowed in RM-1, RM-2, and RM-3 districts.  
Automotive/Recreation Vehicle Sales and Rental
A development used for the retail sale or rental of new or used automobiles, recreational vehicles, motorcycles, snowmobiles, tent trailers, boats, travel trailers or similar light vehicles or crafts. This use may also include incidental maintenance services and sale of parts. This use does not include dealerships for the sale of manufactured homes, trucks, or heavy equipment with a gross vehicle rating greater than 4,000 kg (8,818 lb.). See “Heavy Equipment Sales, Service, Storage, And Rentals” for dealerships of vehicles and equipment over 4,000 kg. May be allowed in CC, GC, RM-1, RM-2, and RM-4 districts.
Heavy Equipment Sales, Services Storage, and Rentals
A development used for the retail sale or rental of new or used heavy equipment and trucks exceeding 4,000 kg (18,000 lbs.), recreational vehicles, and manufactured homes together with incidental maintenance services and the sale of parts and accessories. See “Automotive/Recreation Vehicle Sales And Rental” for all vehicles at or under 4,000 kg. May be allowed in RM-2 and RM-3 districts.
Truck and Manufactured Home Sales and Rental
A development used for the retail sale or rental of new or used trucks exceeding 4,000 kg (18,000 lbs.), motor homes, and manufactured homes together with incidental maintenance services and the sale of parts and accessories. May be allowed in RM-1, RM-2, RM-3, and RM-4 districts.

Zoning and Required Approvals

Zoning

Each land use is required to be in an appropriate land use district as listed above.

To determine the land use district of a property, refer to our Map. If your use is not listed on the land use district of a property, you may need to apply to rezone the property.

Approvals

Municipal Approvals

Development Permits are required for any new or expanding Vehicle Sales uses, including new buildings, additions to existing buildings, and a change in use or intensification of the use of the land or building.

Building Permit is required for the construction of a building, including renovations, additions, or a change in occupancy.

Provincial Approvals

Certain developments may require provincial approvals or licensing in addition to your municipal permits. Examples where Provincial approvals may be required include:

  • If a development is within 800 m of the centerline of a highway;
  • If a development will impact a water body or if it diverts and uses surface or groundwater;
  • If a development involves the handling of food for consumption, liquor, or cannabis.
